Mansfield

Commercial roof seam repair in Mansfield, TX: we find failed TPO seams on manufacturing and commercial roofs, re-weld to sound membrane, replace wet insulation and photograph the work.

Mansfield sits where Tarrant, Johnson and Ellis counties meet, and its commercial and industrial roofs see the same hard North Texas weather as the rest of the Metroplex. The March 17, 2016 hailstorm that hit Arlington and Fort Worth caused an estimated $600 million or more in insured losses. Storms like that are a good reason to get a roof checked, but the repair has to come from what we find on your building. On TPO roofs, the seams are often where trouble shows up first. We inspect them, find the ones that have failed and re-weld them to sound membrane. We also work on roofs in Kennedale and Burleson, inspecting each building on its own.

Finding the failed seams

TPO seams are heat-welded, and a good weld should be as strong as the sheet itself. When a seam fails, it is usually because the weld never fully fused, the membrane was overheated during installation, or the seam has been stressed by movement, hail or foot traffic. We run a seam probe along each seam in the area of concern. The probe catches gaps a visual check would miss.

Our seam failure repair estimate lists each failed section with its length and location on a roof plan. If a leak has been reported inside, we note whether the failed seam lines up with it. If it does not, or there could be another source, we say so.

We also look at the membrane on either side of the seam. A seam can pass the probe while the sheet next to it is scorched or cracked from an old repair. That area needs a patch, not just a re-weld, and the estimate shows it separately.

Re-welding to good membrane

A new weld only holds if the TPO around it is clean and sound. We check the membrane along each failed seam for chalking, dirt, scorching and brittleness. Older TPO exposed to years of Texas sun can be harder to weld, so we clean it with the manufacturer's recommended cleaner and run a test weld on the roof before making the repair.

For TPO roofing, the repair is usually a cover strip or patch welded over the failed seam, then probed once it cools. If the membrane will not take a good test weld, we cut back until we reach TPO that does.

If wood blocking or flashing backing near the seam is rotted, that gets fixed before the new membrane goes on. Otherwise the repair has nothing solid to hold onto.

Insulation under the seams

A seam that has leaked for a while usually wets the insulation underneath. Wet insulation stays wet under TPO, loses its R-value and can rust the steel deck. If we see soft spots or blisters or get high moisture readings along a failed seam, we cut a core to check. Wet insulation is replaced before the seam is closed up.

On a manufacturing plant roof, we coordinate core cuts and openings with the plant's facility team. Production equipment, heat and dust may be right below, and some plants need work scheduled around shifts or shutdowns. Some also have exhaust that settles on the roof and makes the membrane harder to clean and weld, which we account for in the prep.

A dry core speaks only for that spot. Other suspect spots get their own cores. If we open the roof and find more damage than expected, we photograph it and talk with you before going further.

Prep and the order of work

Seam repairs follow a set order. Wet board and damaged deck get replaced first. Rotted blocking or backing gets fixed. Then we clean the TPO along the seam, run a test weld, weld the new cover strip or patch and probe it once it cools. If something keeps the new weld from holding, such as an old incompatible patch, we remove it first and list it in the estimate.

We confirm roof access, parking, staging and work hours with the facility manager. Manufacturing sites often have safety rules like hard hats, badges and escorts, and we follow them. If an HVAC contractor needs to move a unit sitting on a failed seam, that goes on the schedule first.

We report each step as it is done, so you know when the roof is actually finished.

When you call about a Mansfield building, tell us where the leak or worn seams are, how old the roof is and who can let us up. Send any past repair invoices or warranty paperwork, because some TPO warranties require specific repair methods. We will probe the seams, mark the failed ones and send an estimate that shows the repairs, any insulation work and anything another trade needs to do first.

Photos of the finished seams

We photograph each failed seam as found, any opened insulation, the cleaned membrane, the test weld and the finished seam. Each photo is tied to its spot on the roof plan. A photo of a new seam shows the surface; the prep photos show the repair was done properly.

A roof condition report for a Mansfield building lists every seam we repaired, every seam we found starting to fail but did not repair, and any part of the roof we did not inspect.

A temporary seam patch, if we needed one, is called out as temporary. If hail becomes part of an insurance claim, the photos of hail impacts are kept apart from the repair record. Over time, the reports show whether seam failures are isolated or spreading across the roof, which helps you decide between more repairs and a recover.

Common Questions

What information helps you scope a Mansfield seam repair?

Which building and which part of the roof is leaking or looks worn, how old the roof is, any past repair invoices or warranty paperwork, and who can give us access. We then probe the seams on site to confirm what failed and how far the repair needs to go.

How do you tell a failed seam from the actual leak source?

We note whether the failed seam lines up with the leak inside. If it does not, or there could be another source we could not reach, we say so in the estimate and report.

Why do other repairs have to happen before the new weld?

The new weld needs clean, sound TPO and a solid base. Wet insulation, rotted blocking and old incompatible patches all have to be dealt with first, or the repair will not last.

Where is the result of a core cut recorded?

On the roof plan, at the spot where we cut it. We note whether the insulation was dry or wet and any change to the repair plan before the area was closed up.

What photos show the seam repair was done right?

Photos of the failed seam, any opened insulation, the cleaned membrane, the test weld and the finished seam, each tied to its location on the roof plan.
